In today’s fast-moving property market, particularly for interstate buyers or those looking in regional areas, the risk of buying a home “sight unseen” has become increasingly common. On the surface, it feels convenient — no need to travel, just rely on photos, agent videos, or virtual tours, and move quickly on what seems like a good deal.
But as a buyer’s agent, I’ve seen firsthand just how risky this can be.
Buying sight unseen without someone physically inspecting the property on your behalf is, quite literally, buying blind.

Recently, I inspected a property on behalf of a client. It looked like a bargain — priced well below anything else in the area, with clean online photos and tidy presentation. But the moment I stepped through the door, the truth revealed itself.
There were serious structural concerns: cracks in the walls, signs of movement, and hastily patched-up issues that wouldn’t have shown up in a standard video walkthrough. I advised my client not to proceed — the potential cost and stress just weren’t worth it.
What shocked me more was the agent’s response.“
That’s okay,” he said. “I’ve got an offer from buyers in Sydney. I sent them a video walkthrough.”
I asked: “Have they seen it in person?”
“No,” he replied. “Just the video I took.”
That stuck with me. Those buyers were relying entirely on footage produced by someone whose job is to sell — not to protect them or point out problems. And they were about to step into what could be a financial and emotional nightmare.
Unfortunately, this isn’t a one-off. I’ve seen many properties that look flawless in pictures or edited videos but hide major problems — from poor drainage and roof damage to plumbing issues and low-quality renovations.
Buying sight unseen without someone physically inspecting the property on your behalf is, quite literally, buying blind. And the risk isn’t just financial — it’s emotional too. No one wants to move into their “dream home” only to find themselves stuck with repairs, risks, or regrets.
