Under Offer at 10PM: What Dedication Looks Like in a Buyer’s Agent

When people ask me what it’s really like to be a buyer’s agent, they often picture daytime inspections and weekend property tours. What they don’t always see are the 10pm negotiations, the interstate calls after hours, and the last-minute contract reviews that happen long after most people have logged off for the night.

Last night, I was negotiating on behalf of clients who live in Queensland and are returning home to Victoria. At 10:00pm, we had their dream home in Yarraville officially under offer—a stunning family property that ticked all the right boxes.
This kind of outcome doesn’t happen by luck. It happens through persistence, communication, and always being ready to act on behalf of my clients—especially when they can’t be here themselves.
Supporting Buyers Interstate (Or Just Busy!)
Whether you’re interstate, overseas, time-poor, or overwhelmed by the market, working with a buyer’s agent like me means you don’t have to carry the stress on your own. I act as your boots on the ground, your negotiator, your researcher, and most importantly—your advocate.
For my Queensland clients, their move back to Melbourne had a lot riding on it. They needed the right home, in the right area, with the right timing. They couldn’t attend opens or meet agents face-to-face. That’s where I stepped in—visiting properties, sending through video walk-throughs, reviewing contracts, and chasing agents for updates. All while being available across time zones to ensure nothing slipped through the cracks.
After-Hours Action Is Often the Difference
Real estate doesn’t always work to a 9-to-5 schedule. Properties can come up at any time, and the difference between securing a home or missing out is often being ready to act—quickly and confidently.
That’s what happened last night. The home was right. The brief matched. And after a thorough contract review and due diligence, we moved forward with a strong, well-timed offer. We were up against other buyers, but our preparation and commitment made the difference.
By 10pm, the deal was done.
Why Working with a Buyer’s Agent Matters
So many buyers are out there navigating this market alone—hoping they’ve interpreted the price guide correctly, wondering what to say to the agent, and unsure of what to look for beyond the glossy photos. That’s where I come in.
When you work with me, you get:
Access to off-market and pre-market properties
Local agent relationships that keep you front of mind
Clear pricing guidance (not just relying on what the agent says)
Contract and due diligence support
Hands-on negotiation that puts your interests first
A genuine advocate who treats your purchase like it’s her own
I don’t believe in shortcuts, and I don’t take this responsibility lightly. Whether it’s a million-dollar home or a first apartment, every client deserves the same level of commitment and care.
Thinking of Buying?
